    This book led directly to me getting my first real apartment. The information is very valuable and timeless. That said, the only legal way that exists in America to get free real estate is through Section 8. Any free real estate book will tell you to either 1) only put down a 20k deposit (making it practically free) 2) call up a demented old person with a giant mansion with a paid mortgage and tell them "something", or 3) find a super-rich dumb guy who is getting taken to the cleaners by his ex-wife and promise him the moon. The only way that you can legally get real estate for free without ending up in court or in some kind of exposee is through Section 8.

    I've been waiting to read this book for a really long time probably one of the best real estate books out there it reminds everyone that you shouldn't just go out there and buy any property you should do your homework and analyse each property before you purchase and not get stuck in a ruck for years with a negative cash flow property plus you should have a team of advisers. They are the important people you should have in your team and for a good relationship with..its always about reminding the investor that you should buy the property when the numbers work in your favor by stating that you should look for property's that buyers don't really want and want to get rid of, he also puts in a lot of examples in which you can work your way around getting a bargain price for a property a must read for any real estate investor or for those that are just beginning..

    The book is a bit dated - obviously written a while ago and pre-real estate crash - but the ideas are still fresh. I am very interested in options and the lease to own ideas.

    A great book for the beginning investor. Gives you the basics of real estate investing and a plan to make it work. The "nothing down" ideas are for those investors with the time and determination to go out and find the deals and make them work. Don't let that intimidate you. This book has some great information to get you started in investing and ideas to take it to the next level if you desire. Add it to your collection.

    I purchased my first home without using a penny out of my pocket using these No-Money Down Methods and I am 25 years old. I could have done it at 22-23 if I had of known the methods then. To be clear, it will take money to purchase the home(s) but it won't be your own!! =) Highly recommended for anyone who is interested in creatively financing the purchase of homes, real estate, or investment properties.

    Bought a used copy in “good condition”, but came a little more worn and torn than I would’ve hoped. Hard back spine separated from pages and is hanging on by threads. Being extremely gentle when opening and reading but will definitely spend the extra money next purchase and get a new copy. Don’t be cheap on your self education guys.
