    I have pre-ordered this book when I stumbled upon Avery on Bigger Pockets. This book is gold! My husband and I have been thinking of Real Estate for years now and have not had some downtime with our 11addresses worth of moves until settling here in Virginia with our 2little kids.

    I started looking and learning everything I could, from forums to reaching out and networking this past year and quite honestly haven't had enough courage to pull the trigger again. We put an offer on a beach home this past month and were discouraged that despite offering 20k over, we were outbid along with the 22 other offers the sellers received. We were disheartened, to say the least and started thinking we should pause our process.

    Then came this book in the mail!!! I finished this book in less than 24 hours, along with my highlighter and page markers! I could not put this book down! This book is so great, I feel inspired and pumped to venture out, and even greater my husband who was the more skeptic between the two of us is as pumped as me. I was reciting paragraphs to him of things that we could relate so much, which really the entire book! By the time I was finished, he was more confident and is ready to make offers!!! This was the extra boost we were missing!

    I could go on for days how great this book is! Anyone who is thinking of real estate should definitely give this book a read! It was easy, simple, concise, and direct to the point!

    Avery Carl wrote a top notch book. I read Michael Elefante’s book first. While it was an alright book it left something to be desired. This book on the other hand provides all of the information to answer your questions and then some. The fact that Avery is also a licensed realtor lends itself to the information provided throughout each chapter. Start with Michael Elefante’s book to dip your toes in the STR information pool then immediately follow up with this to dive head first and answer the remainder of your questions.

    To be honest, I wasn't expecting much out of this book, but I bought it anyway based on a Realtor's recommendation. I was truly blown away; it went into every step-by-step detail on how to build wealth through STRs. My company is a STR DSCR direct lender, and we are going to share this book with all of our clients. The only thing outdated in the book (it looks like the book was written in 2020/2021) is on pages 38-40 regarding STR financing. The second home strategy no longer works (even if you are using it for part of the year). Ever since the GSEs added loan level pricing adjustments (LLPAs) in 2022 for 2nd homes, the interest rates and buydown points don't pencil out, and you are better off going with a Non-QM DSCR loan. There are also investor syndicate LLC strategies that you can deploy to acquire STRs. Regardless of those 3 pages being outdated, it covers anything and everything short-term rental investing. Quick easy read, and a reference guide on your STR journey.

    This is one of best books I have ever read. I was new to short term rental world. This book walks you through the entire process from identifying the location, identifying the property, analyzing the property, putting it under contract, preparing it for short term rental, setting up the accounts with the hosting platforms, PMS and dynamic pricing, and then managing it for guest satisfaction and optimizing the revenue.
    The entire journey is made so easy.
    Along the journey it walks you through what to do and more importantly what NOT to do.
    The style of narrative is very simple, crisp and to the point.
    A must read for all the investors wanting to get into STR space or that are already in STR space.

    Short book, but easy and good read. I felt that it could have gone into more depth on STR's but overall a good book and great overview if you are just starting out. Bigger pockets is a great resource and always deliver a good product.

    I loved this book. Avery's can do attitude was awesome. I have been in LTR for close to 13 years and have really wanted to get into STR. My fear was being not local to the markets of interest and not wanting to pay the absorbent Property Management fees in some areas to manage the property. This book really helped me visualize and lay the ground work that with the correct tools I can absolutely manage a STR. I am eager to start investing in STR's!
