Clarice is a strong female lead. She knows her mind but admits to her faults. She knows what she wants--to keep the beach as it is so the memories of her grandfather stay alive--and she's willing to go toe-to-toe with the developer to do that. Brian is an equally strong male lead, a compliment to Clarice in surprising ways. He doesn't fight for the land like I expected him to. He listens to Clarice, digs into her memories to find out why this land means so much to her. Her story compels him to act uncharacteristically and he sets about doing what he can to help her dreams come to life.

Their chemistry is subtle at first then blazes to life as they spend time together. Clarice ignites desires Brian once had before Corporate America sucked it from his soul. Brian stands by Clarice even when she doubts him. He builds her up, speaks hope into her grief-stricken soul, and hands her a world she didn't think possible. This story is all the things I needed at the time I read it: lighthearted, gut-wrenching, sweet, and oh so spicy.

Safety and Spoilers

Safe. No ow/om drama. Nothing is really mentioned about H’s past but he says that he’s never been an angel, h is a virgin.
Minor drama that is resolved quickly.
No cheating or abuse.

Corporate America comes to hide the beauty of the beach and not allow the community to continue to have easy access to it anymore! But one determined woman who was raised on that very beach and owns the property had something to say and she's not going to bail on her friends!

Brian and Clarice, their story starts with her feeling great sadness and him noticing her tears. It continues with a sleazy uncle, surfing, high heat and honest feelings being expressed. Both Brian and Clarice are oh so likeable. And the epilogue! Wow, a great ending

The descriptions of the beach and the way Clarice starts her day gives great visuals to the reader. It was sweet to hear about her grandfather and their relationship. I loved Brian and Clarice’s meet cute and finding out about his history. The romance was terrific—Cassi Hart always does an awesome job with insta love! <3 but the background story of what happened to her grandfather and the supposed inheritance was quite sad and confusing.

I loved that he didn't hide who he was from her (Ie, a developer looking to buy her beach) and that did add some drama but her overreacting did that too when she caught one side of a phone call.

Tropes: virgin, insta-love and a bossy man in a suit. Includes sexy epilogue!

A novella that has outstanding character which is a page turner as well as easy to read a steamy summer romance with a happy ever after ending that is a great read.
A novella about a young woman that lost her grandfather in a house fire which she blames herself about and her uncle is trying to steal what her grandfather saved back for her in his will as well as life insurance policy.
The uncle is trying to sell the beach front beach property that his father put back to give to the young woman. The uncle maneuvered his way into dealing with the probate of his father’s will because of the grief that his young woman was in, he got it where he was to get everything and made sure it was all legal.
The real estate developer met the young woman when he decided to go look at the beach front property that he was planning on buying from the uncle. The young woman after finding out who he was started giving him a tour of the beach front property even though she was upset about who he was. The two started having feelings for one another from first glance.
The real estate developer went to the meeting with the uncle only to think that the uncle was bad so he took the paperwork that the uncle had for him and left, after he found out that the young woman was the uncle's niece, informing the uncle that he had to have his lawyers look it over. After the real estate developer left the uncle he went to the beach front property looking for the young woman, he found her surfing.
The real estate developer went to the beach front property to finish the tour but a storm started and the got soaked so they went to where he was staying and by before they knew it they he gave her oral sex, she was a virgin so the real estate developer decided to wait till the perfect time have sex with her. The next morning she heard a phone call that he was having with his assistant without listening to all of the call or him. The woman got upset with the real estate developer and left but first got dressed.
The real estate developer went looking for the young woman and found her surfing at the beach front property. The young woman got swept up by the undertow and when she didn’t come up after a while the real estate developer went in after her. When the real estate developer got her out of the water he started to tend to her but she coughed up some water and was better, rain started coming down when they started making out on the beach so they went to her van that she was living in. They had sex and when the uncle started banging on the van because of what the real estate developer did for the young woman, the uncle left after the real estate developer paid him off to leave the young woman alone. The young woman found out what the real estate developer did and they had sex again.
Eight years later the real estate developer and the young woman got married and have a seven year old child. The real estate developer had their home made on the beach front property, he had the beach in front of their home separated from the beach that the public can use. The three had been surfing together even before their child was born and they were trying to surf but the waters wouldn’t cooperate. They went back to their home and had the child go get some food from a store close by. When the child left the young woman informed the real estate developer that she was pregnant again and the young woman texted the owner of the store the child went to before the couple had sex. The couple is happy together and they are happy to be having a new addition to the family soon.

I have loved every single one of Cassi’s books and this is no exception. It’s a really cute story and I loved both of the main characters. Neither of them was perfect and even though it was insta-love, there were a couple bumps in the road. But, overall it was a great story without a huge amount of drama. It had a perfect amount of spice and I loved the ending.

I definitely recommend this story!
